Proposed Development

Pratt Development Inc. received Draft Plan approval for a 202 residential unit Subdivision and associated blocks on April 27, 2009. The Subdivision comprises 111 Single detached dwelling lots and 91 Townhouses on 13 blocks for a total 202 residential units), along with blocks for park, stormwater management facilities, walkways and 0.3 metre reserves.

The purpose of the proposed Zoning By-law Amendment Application is to obtain approval to rezone various portions of the site to implement the proposed redline Draft Plan of Subdivision.  Portions of the site will be rezoned to a new Residential Zone Exception – R2-XX to permit a new smaller single detached dwelling lot type with 10 metre lot frontages and a new Residential Townhouse Exception – RT-XX to permit a new townhouse dwelling lot type with 6 metre lot frontages. The location of the stormwater management pond in the current, approved Draft Plan of Subdivision from Open Space – OS to Residential Zone Exception – R2-17 to permit single detached dwellings. An amendment to the Residential Townhouse Exception – RT-9 Zone to remove the site-specific provision requiring a minimum 20 metre building setback from an Industrial – M1 Zone. Various components of the site will be rezoned to Residential Townhouse Exception – RT-9, Residential Zone Exception – R2-16, and Residential Zone Exception – R2-17 to align with the revised lot layout in the Proposed Redline Revision.
