Proposed Development

The Applicant has previously received permission from the Committee of Adjustment on November 14, 2019, to sever two (2) new residential building lots, both having frontages of 35 metres on Midland Point Road, depths of 50 metres and lot areas of approximately 0.175 hectares. The retained lands, which includes the existing house and garage, will have a frontage of 16.46 metres on Puddicombe Road, 68.02 metres of frontage on Midland Point Road and an area of approximately 2.2 hectares. The application proposes a total of three (3) lots; two (2) severed and one (1) retained. The severance sketch can be viewed in Attachment #2. As a condition of approval, the Applicant is required to rezone all three (3) lots to RURAL ZONE – RU to RESIDENTIAL ZONE – R5. Portions of the retained lands is proposed to be rezoned to ENVRIONMENTAL PROTECTION EXCEPTION ZONE – EP-XX in accordance with the submitted Environmental Impact Assessment.
