Proposed Development

The Town of Midland (Town), in consultation with the Midland Bay Landing Development Corporation (MBLDC), is initiating a rezoning of the Midland Bay Landing (MBL) site as an interim and transitional step in the ongoing development of the proposed mixed-used waterfront neighbourhood on the shores of Georgian Bay.
 
The site is now zoned INDUSTRIAL ZONE “M1-1 BH30” and RESIDENTIAL/MARINE COMMERCIAL ZONE  “R/MC-H”.  This current zoning for the MBL site reflects its outdated previous industrial use and residential marine commercial designations and does not reflect the Official Plan designation of these lands as one special policy area. 

The Zoning Bylaw Amendment (file# D14-ZBA-04-21 Midland Bay Landing) proposes to rezone the lands to a new DEFERRED DEVELOPMENT ZONE  “D”.  The “D” zone is an interim or transitional zoning for the site and will restrict uses to those that are legally existing at the time of approval of the proposed By-law and uses that are undertaken by the Town as public uses.  The proposed zone will remove the outdated current zoning and, through one transitional zone that applies to the entire site, help advance efforts to recruit a partner for the re-development of the lands.

Further future re-zoning will be required to implement the vision and Official Plan designations for the Midland Bay Landing site as part of the broader partnership, planning and design process for the project. Community consultation and engagement will be required at each future stage of the development of the Midland Bay Landing neighbourhood.
