Proposed Development

The purpose of the application is to rezone the property from the Residential (R4) Zone to a site-specific Residential-Exception (R4-XX) Zone.

The rezoning of the property would facilitate the construction of one (1) additional residential dwelling unit within the existing three (3) unit residential building, through the conversion of the attached garage into one (1) new dwelling unit, totaling four (4) dwelling units within the existing building. The application also requests site-specific regulations in support of the proposed development which address the following:

  • Establish a new minimum lot area requirement;
  • Section 5.4.3.4 (a) - Recognize and permit existing deficient front yard setback;
  • Section 5.4.3.4 (d) - Recognize and permit existing deficient exterior side yard setback;
  • Section 4.1.5 – Table 4.1 - Establish a new parking requirement for the number of parking spaces for the multi-unit residential building; and
  • Section 4.1.7.2 - Recognize and permit two (2) existing driveways for the property.
