Summary of Proposal 

Official Plan Amendment (OPA)

The purpose of the Official Plan Amendment is to redesignate a portion of the lands from ‘Greenlands’ and ‘Natural Heritage’ to ‘Strategic Growth Area II’, ‘Neighbourhood District’, ‘Neighbourhood Residential’, and ‘Open Space’. The Amendment also seeks to recognize that the site be developed at a density that shall not exceed 75 units per residential hectare. 

Zoning By-law Amendment (ZBA)

The purpose of the Zoning By-law Amendment is to rezone these lands from the “Rural (RU)” zone and “Highway Commercial (HC)” zone to site specific residential zones, open space and environmental protection. The Amendment also introduces new unit types, being “Stacked Townhouses” and “Stacked Rear Lane Townhouses” and to establish a number of site-specific zoning regulations. 

Draft Plan of Subdivision (DPS)

The purpose of the Draft Plan of Subdivision is to create a subdivision consisting of nine (9) blocks for residential purposes, one (1) block for stormwater management, and one (1) block for environmental protection.
