Summary of Proposal

The purpose of the Official Plan Amendment is to redesignate the lands from ‘Greenlands’ to ‘Neighbourhood Districts’, from ‘Natural Heritage’ to Neighbourhood Residential’, remove the ‘Greenlands’ classification, and providing an exemption to Section 6.2.4(b) (Urban Servicing Limit policies) of the Town Official Plan.

The purpose of the Zoning By-law Amendment is to rezone the lands to an existing and more appropriate zone category. 

The policy approvals would facilitate a future Consent application to subdivide the property into three new lots and one retained lot.

Technical Proposal

The effect of the Official Plan Amendment is to:

  • Amend Schedule ‘A’ Growth Areas by removing the ‘Greenlands’ classification from the subject lands.
  • Amend Schedule ‘B’ Urban Structure to re-designate part of these lands from ‘Greenlands’ to ‘Neighbourhood District’.
  • Amend Schedule ‘C’ Land Use to re-designate the lands from ‘Natural Heritage’ to ‘Neighbourhood Residential’.
  • Provide an exemption from Section 6.2.4 (b) (Urban Service Limit) of the Town’s Official Plan.

The effect of the Zoning By-law Amendment is to: 

  • Rezone the lands from the Rural (RU) Zone to the Residential (R5) Zone.
