Summary of Proposal
The proposed Official Plan Amendment is to redesignate these lands from ‘Greenlands’ and ‘Natural Heritage’ to more appropriate designations that would permit the development of a residential subdivision.
The proposed Zoning By-law Amendment is to rezone these lands from the Residential Zone (R1) to multiple site-specific zones. These permissions would allow for a variety of residential uses on this property and identify lands for environmental protection.

The effect of the Official Plan Amendment is to:
- Redesignate from ‘Greenlands’ to ‘Strategic Growth Area 1’ as shown on Schedule A – Growth Areas
- Redesignate from ‘Greenlands’ to ‘Neighbourhood Districts’ as shown on Schedule B – Urban Structure
- Redesignate from ‘Natural Heritage’ designation to ‘Neighbourhood Residential’ as shown on Schedule “C” – Land Use
Zoning By-law Amendment
The effect of the Zoning By-law Amendment is to rezone the lands from the R1 Zone to the following site-specific zoning and in accordance with Table 1:
- Exception Zone – RA-XX (Residential Apartment)
- Relief from Minimum Lot Frontage, Maximum Building Height, and Minimum Interior Side Yard Setback
- Exception Zone – R3-XX (Residential)
- Relief from Minimum Lot Area
- RT (Residential Townhouse)
- No relief required
- Exception Zone – EP-XX (Environmental Protection Zone)
- Relief from Minimum Lot Area and Minimum Lot Frontage
