Why: The proposed zoning by-law amendment, if approved, would rezone a portion of the subject lands (“subject area”) from Residential Mobile Home (RM) to Highway Commercial (HC). The proposed amendment is required as a condition of approval for consent application B.03/2025.
Why: The proposed zoning by-law amendment, if approved, would facilitate the development of a mixed-use building consisting of two 12-storey (plus mechanical penthouse) towers connected by a four-storey podium. The building is proposed to contain 416 residential condominium units, 88 hotel units, and 106 square metres of retail floor area, as well as associated vehicle and bicycle parking and other amenity and accessory uses.

Why: The submitted applications are required in support of a proposed mental health ward addition to the existing hospital and for a new hospital to be constructed in the future.
Why: The proposed MZO application is to rezone the subject lands to permit a 420 (approx.) unit residential subdivision that consists of single detached homes, semi-detached homes, townhomes, and apartments.
