Development charges are fees collected at the time of a building permit to help pay for the cost of infrastructure required to provide municipal services to new development, such as roads, transit, water and sewer infrastructure, community centres, fire and police.

Development Charges By-law 2019-80, as amended, came into effect on November 20, 2019 and was further amended by By-law 2020-76 which came into effect on December 9, 2020. Worksheets used to calculate the development charges are provided below.

County of Simcoe Development Charges
The Town is required to collect development charges on behalf of the County of Simcoe in accordance with County By-laws. The County is responsible for setting their rates for development charges . For more information on the county development charges, please visit the County of Simcoe's website.
Education Development Charges (EDC)
The Town is required to collect development charges on behalf of two local school boards. The school boards are responsible for setting the EDC rates. Development Charges Background Study
The Town retained Hemson Consulting Ltd. to complete a Development Charges Background Study, dated January 16, 2020, which provided the basis for updating the Town's Development Charges By-law.
