Lot Grading

Lot grading ensures surface and shallow groundwater is effectively managed to avoid impacts on neighboring properties.

Water should flow away from buildings, ideally over grassy areas, to natural or engineered drainage features. This promotes infiltration, reduces runoff speed, and helps prevent nuisance flooding.

A lot grading drawing is required when applying for a building permit for a new house, an inground pool, or large house additions.

Lot Grading Process

  • Prior to application for a building permit, an individual lot grading plan shall be prepared by a Professional Engineer, Ontario Land Surveyor or CET.  A lot grading deposit will also be required to be paid.
  • The Lot Grading Plan shall be reviewed by the Town for approval prior to a building permit being issued.
  • Lot and house grading should be generally compatible to the existing and surrounding development and surface draining system is a lot free of ponding, with no adverse effects to adjacent properties.
  • Once the lot grading is complete the Town will inspect and if the building permit can be closed the lot grading deposit will be returned.
