Property Standards
In the Town of Midland, we take pride in our properties, neighbourhoods and community. Our Property Standards By-law sets out the minimal maintenance and occupancy requirements for every property to ensure structural integrity, safe outdoor spaces, and healthy living environments for all.
All property owners must maintain their properties according to these standards, including when renting or leasing out to tenants.
Make a Complaint
Before you report a property standards concern, try speaking with the property owner to give them an opportunity to address the maintenance issue.
Anonymous complaints will not be investigated unless it is a life safety issue. You must include the following information with your complaint:
- Your name
- Address
- Phone number
If this issue is not resolved in a reasonable amount of time, contact Customer Service.
Property Standards By-Law at a Glance
Purpose of the By-law
- Ensures properties are safe, clean, and well-maintained to protect health and safety
- Maintains the community’s character and property values.
Who It Applies To
- All property owners, whether they live in the property or rent it out.
Property Maintenance Requirements
- Buildings must be structurally sound (walls, roofs, foundations).
- Exterior upkeep: yards must be clean, free from debris, and lawns maintained.
- No accumulation of garbage, refuse, or hazardous materials.
- Control of pests and removal of hazardous trees.
Interior Standards
- Safe and functional plumbing, heating, and electrical systems.
- Proper lighting, ventilation, and pest control.
Vacant Properties
- Must be secured and maintained to prevent hazards or deterioration.
Enforcement and Penalties
- Property owners who don’t comply may receive orders to fix issues.
- Non-compliance can lead to fines or municipal action with cost recovery
