Official Plan

The Official Plan sets out a planning policy framework that provides direction for future growth and development within the Town of Midland. The plan assists in managing and directing physical change and its effects on the social, economic and natural environment in the Town to the year 2031. If a property owner wants to develop a property in a way that is not permitted in the Official Plan, they must apply for an Official Plan Amendment.

Zoning By-law

The Zoning By-law regulates the use of lands and the character, location, and the use of buildings and structures, in keeping with the purpose and intent of the Official Plan. If a property owner wishes to make changes to a property that deviates from the permitted uses or the regulations of the Zoning By-law, the owner must apply for a Zoning By-law Amendment or a Minor Variance.

Most building permits require Zoning approval from the Planning Services Department before they can be processed by the Building Services Department. Once approved by the Planning Services Department, a Zoning Certificate will be issued for the proposed development.

Where written confirmation of permitted uses is required, a Zoning Compliance Letter can be requested. 

Source Water Protection Plan

Any new development that requires Planning Act approval and will be larger than 500 square meters​ will require the submission of a Hydrogeological Study, as required by Policy LUP-12 of the Source Water Protection Plan (SPP).

In addition, pursuant to Section 39 of the Clean Water Act, all decisions under the Planning Act or the Condominium Act, 1998 made by Council shall conform with the significant threat policies and designated Great Lakes policies set out in a source protection plan and have regard to the other policies set out in the SPP
