Summary of Proposal
The purpose of the Official Plan Amendment is to redesignate these lands from ‘Natural Heritage’ to ‘Commercial Corridor’ and ‘Mixed Use Districts'. The amendment also provides an exemption to Sections 2.2 d) iv) and 7.2.4 b).
The purpose of the Zoning By-law Amendment is to rezone the lands to a site-specific exception zone to and to increase the maximum building height.
The approval these applications would facilitate the redevelopment of Georgian Bay General Hospital lands, being a new five-storey hospital building and a new five-story mental health building with associated parking.
Technical Proposal
The effect of the Official Plan Amendment is to:
- Amend Schedule B – Urban Structure to redesignate the lands from 'Mixed Use Districts' and 'Greenlands' to 'Mixed Use Distrcits'
- Amend Schedule “C” – Land Use to redesignate the lands from 'Natural Heritage' and 'Commercial Corridor' designation to 'Commercial Corridor'
- Exemption of the lands from Sections 2.2 d) iv) (Planning for Growth in an Urban Stricture – Delineated Built Boundary) and 7.2.4 b) (Secondary Plans policies)
The effect of the Zoning By-law Amendment is to:
- Rezone these lands from Rural (RU) zone and Institutional (I) zone to Institutional Exception (I-XX) zone and Open Space (OS) zone
- Increase the maximum height from 11 metres to 28 metres
